Give us your view... Patumahoe Village 2050


This blog has specifically been set up for one purpose - to allow discussion and input into the long term planning of Patumahoe Village

Currently this decision is largely being left up to Franklin District Council with little input from the community.  Their hands are tied by policy, unless they are persuaded otherwise.   That same policy allows consideration of community consultation and representation.   With no community voice shortly it will be in the hands of Super City folks. 

The current long term Plan identifies few development needs in Patumahoe, is this something you agree with?

(Note: By development needs we are referring to infrastructure changes in the village:  additional footpaths, cycleways, parks, community facilities etc.  If there are no development needs identified, the development contributions paid by the developers do not get spent in Patumahoe to mitigate the effects of the subdivisions.  At present, this is not only true for the current subdivisions, but those that will be taking place in the next few years.  And yes, there has been additional land zoned specifically for this high-density residential use already.  

The Patumahoe LTCCP (Long-Term Community Council Plan) for 2010 has been completed.  The 2011 review will be in the midst of council transition, so a community vision to be included in the 2012 LTCCP gives a consultation and consolidation period of two years.  

To put it simply, it is currently assumed that Patumahoe can absorb a large number of extra residential properties, without any need to increase community services and facilities.  Therefore, present and future development contributions will go to the central fund to be allocated anywhere in Auckland city, because Patumahoe has not been identified as a community where spending is required.  (In fact, as Mark Ball mentioned, all funds go to a central fund, but in some cases they allocated  to spent in the area IF that need has been identified and it is prioritised for funding)

Please take the time to get informed and become involved.  We will be holding community meetings and trying to contact as many as possible.

  1. I have had feedback from Greg Lowe re where reserve contributions end up. The following is a brief summary. You can find out more on The FDC website. Development Contributions are contributions of money (or of land or infrastructure) paid to Council when a development is undertaken or when the use of an existing property changes. Development Contributions assist Council to fund the capital expenditure related to growth in the community. This includes transportation, water, wastewater and stormwater systems along with reserves, open space facilities and community facilities such as libraries and community centres. Cheers

I understand, that in order for further future residential subdivisions to be approved by council within Patumahoe, the council would require more land be set aside for both recreational reserves and industrial/Business/Service areas. Is this correct?. I believe that as Patumahoe is centrally located to many commercial centres and townships, and as most residents commute outside our village for work, this would not prove economically viable. I would rather see no further subdivisions, than see additional industrial land within our community.

    Thanks for your comment. If you have a look at the Long Term Plan for Patumahoe, the subdivisions which are going in at the moment are only a part of the land that has already been identified for residential use. If you think the current subdivisions are large, I invite you to look at the Patumahoe Structure Plan to see what other land has been slated for residential zoning. This was done back in 2004, and since then the ARC and Franklin have further identitied Patumahoe as a village that could be developed as a higher-density residential community. Despite this, no extra land is to be allocated for either recreational, retail, commercial zoning - at the moment. Cohesive community input has more impact on changing or directing these plans than individual submissions. There are options, whether the community wishes to use them or not is the question that we would like to address at the community meeting next Tuesday. Hope to see you there!
