Zoning and Land Use

Patumahoe has been identified as a high-growth community.  This refers not just to extra residential properties but also to the accompanying associated zoning that goes with it: retail, commercial, light industry and community spaces.

At present although land requirements have been calculated (very conservatively I might add) no zoning has been identified for Patumahoe for these landuses.

This is a concern because:
  • This may result in ad-hoc and disjointed locations for different landuses;
  • Community facilities might be diminished as the cost of land to provide extra facilities becomes prohibitive, early identification of possible reserve and recreational land may reduce purchase costs;
  • Local aesthetic values may be compromised.
